Tenerife for a Month: Renting a Holiday Home, Not a Lease
If you want Tenerife accommodation for a month, or for two or three, the simplest legal route is a registered holiday home booked online, not a tenancy contract. Since August 2026, Canary law presumes that any home advertised through a tourist channel, or let for 31 days or less, is a tourist…

We manage holiday homes in ten zones of the island and see the same questions every winter, so the answers below are the ones we give our own long-stay guests. None of it is legal advice: if your situation is unusual, ask a Spanish lawyer.
Holiday let, seasonal lease or long lease: what can you book online?
A 1–3-month stay that you book on a holiday website is a holiday let under Canary tourism law, so you are a guest, not a tenant. Spain has three distinct arrangements, and they are easy to mix up when you search in English.
| Arrangement | Governing law | Typical length | How it is arranged | What you get |
|---|---|---|---|---|
| Holiday let (vivienda vacacional) | Canary Ley 6/2025 and tourism rules | A few nights to several months | Booked online through a tourist channel; the home needs a Canary tourist registration | Furnished home, ready to live in, run as tourist accommodation |
| Seasonal lease (arrendamiento de temporada) | Spanish tenancy law, Ley 29/1994 (LAU), article 3 | Usually a few months | Written contract that states why you need temporary housing | A tenancy for a specific non-tourist purpose, such as work or study |
| Long lease (vivienda habitual) | LAU, housing rules | Normally a year or more | Contract for your main home | Residential tenancy rights |
The line between the first two became much sharper in 2026. Canary Ley 7/2026, published on 14 August 2026 and in force from 15 August, added two articles to Ley 6/2025:
- Article 11: unless proven otherwise, letting a home counts as a tourist let if it is advertised through a tourist channel (booking websites, travel agencies, online platforms) or if it provides accommodation for a continuous period of 31 days or less.
- Article 12: a landlord who wants to use a seasonal lease instead must ask the tenant, before signing, why they need temporary housing and how that links to the length of the stay, and must write that reason into the contract.
In practice, a winter escape or a "try Tenerife for a month" trip is a holiday, and the right product is a registered holiday home. Spanish tenancy law itself excludes tourist lets that fall under a sector-specific tourism regime (LAU article 5(e)), so the protections of a residential lease do not apply to a holiday stay, and the obligations of a lease do not apply either.
Which are the best areas for a month in Tenerife?

For a month or more, choose an area where you can walk to a supermarket, a bus stop and the sea: Los Cristianos, Santa Cruz and Puerto de la Cruz all pass that test. Resort strips feel different after the first week, and a place with everyday shops and year-round residents is easier to live in.
| Area | Our home there | Weather reference (AEMET 1981–2010 normals) | Nearest airport, by car (free flow) | Car needed for daily life? |
|---|---|---|---|---|
| Los Cristianos | 2-bedroom apartment, shared pool | South coast: 21.7 °C January high, 3.5 rain days in December (TFS station) | TFS, 17.6 km, about 18 min | No: beaches, shops and bus station in town |
| El Médano | 1-bedroom apartment with workspace | South coast (TFS station); the windiest of our zones | TFS, 8.5 km, about 12 min | No for the town; useful for the rest of the island |
| Santa Cruz de Tenerife | 2-bedroom city apartment with workspace | 22.1 °C December high, 5.4 rain days in December | TFN, 14.5 km, about 14 min | No: tram and city buses |
| Puerto de la Cruz | 3-bedroom house with pool | North coast: greener and wetter than the south; no AEMET normals station on the coast | TFN, 27.1 km, about 26 min | No for the town; yes for Teide and the north |
| Los Gigantes | 1-bedroom sea-view apartment, shared pool | West coast; no AEMET normals station | TFS, 43.1 km, about 38 min | Yes, strongly recommended |
Drive times are free-flow estimates; allow about a quarter longer in daytime traffic.
Los Cristianos is the classic long-stay choice: a flat seafront, two sheltered sandy beaches and the ferry to La Gomera in the same small town.
El Médano suits active couples and remote workers who like a local town more than a resort. The wind that brings kitesurfers here also keeps afternoons fresh.
Santa Cruz is the only real city on our list: museums, a tram to La Laguna and Playa de Las Teresitas about 9 km away. It works well if you are working through the month and want cafés and shops on the doorstep.
Puerto de la Cruz is the historic resort town of the north coast and the closest of our zones to the Teide cable car, about 41 km away. Expect more cloud than in the south, especially in winter, in exchange for green scenery and a proper town centre.
For a quieter month with cliff views, Los Gigantes works well, but the town climbs steeply from the marina and you will want a car there.

What does a month in Tenerife really cost?

A month in a holiday home costs the nightly rate for every night, minus any length-of-stay discount, plus a single cleaning fee, plus your car and daily living. The live price on each home's card above already applies the season and the discount for your dates, so use it as your starting point rather than any figure you read in an article.
| Cost line | How it is calculated | Where to find the number |
|---|---|---|
| Accommodation | Nightly rate × nights, minus the length-of-stay discount | Live price on the home's page for your dates |
| Cleaning | One cleaning fee per booking, not per week | Shown in the booking summary before you pay |
| Car | Price per 24-hour period from pickup × number of periods | Live price on the car page; a 30-day hire is 30 periods |
| Fuel | Your driving | Petrol about €1.41 per litre in Santa Cruz (crowd-sourced, September 2026) |
| Food and daily life | Your habits | About €785 a month for one person, excluding rent (crowd-sourced, September 2026) |
The two living-cost figures come from Numbeo, a crowd-sourced site, based on 278 entries from 30 contributors over the past 12 months (last updated 10 September 2026). Treat them as a rough guide: a meal in an inexpensive restaurant was listed at about €18.
Season matters more than anything else. Our homes charge high-season rates from December to April and in July and August, so a month in October–November or May–June costs noticeably less per night for the same home.
Are there long-stay discounts?
Yes: every one of our homes applies a length-of-stay discount from 7 nights, currently between 5% and 10% depending on the home, and it is applied automatically when you enter your dates. There is no separate monthly (28-night) discount tier published at the moment, so the 7-night discount is the one that applies to a month too.
Two practical points for long stays:
- Minimum stays are short (a few nights), so they never limit a month-long booking.
- The discount is on the accommodation, not on the cleaning fee or the car.
If you want a price for a whole month with a car before you commit, ask us for a quote with your dates. You will see the stay and the car in one total.
Do you need a car for a month?

You need a car for a month in Tenerife only if you stay somewhere like Los Gigantes or want to explore Teide, Anaga and Masca often; in Los Cristianos, Santa Cruz or Puerto de la Cruz you can live without one. Many long-stay guests rent a car for the whole stay because it turns every free day into a possible trip.
Our cars are rented only together with a stay, and you collect and return them at Tenerife South (TFS) or Tenerife North (TFN) airport. Pricing runs in 24-hour periods from the moment you pick the car up. If you want a car for only part of your stay, ask us before you book.

Documents, payment and registration
For a holiday stay of up to three months you need a valid passport or national ID, a payment card and, if you rent a car, your driving licence. The details below are the ones people usually ask about.
Entry rules (UK passport holders). You can stay in the Schengen area, which includes Spain, for up to 90 days in any 180-day period without a visa. Your passport must have been issued within the last 10 years and be valid for at least 3 months after the day you leave. The EU Entry/Exit System is now running, so expect fingerprints and a photo at the border. A three-month stay uses almost all of your 90 days, so count carefully if you have other Schengen trips in the same 180 days, and check GOV.UK before you travel.
Entry rules (Irish and other EU citizens). You have no 90-day limit, but anyone from the EU, EEA or Switzerland who stays in Spain for more than three months must register with the Spanish police and get an EU citizen registration certificate within three months of arrival.
Guest registration. Spanish law (Real Decreto 933/2021) requires every holiday accommodation and every car-rental business to record guest details: full name, date of birth, nationality, ID or passport number, home address, phone, email and payment method. For children under 14, the accompanying adult provides the details. The data is kept for three years.
Payment. You pay the full amount when you book. As of September 2026, our stays are non-refundable, and leaving early does not produce a refund, so choose your dates carefully and consider travel insurance that covers curtailment. The terms that apply to your booking are shown before you pay.
Car deposit. Cars carry a security deposit held on your card; the amount and the documents needed are on each car page.
FAQ
Frequently asked questions
Can I rent a holiday home in Tenerife for three months?
Yes. A registered holiday home can be booked for several months as one stay. You remain a guest under tourism rules for the whole period, not a tenant, so check your entry rules if you are not an EU citizen.
Is a one-month rental in Tenerife a holiday let or a seasonal lease?
If you book it through a website or platform, it is presumed to be a holiday let under Canary Ley 6/2025, as amended by Ley 7/2026. A seasonal lease needs a written contract stating a specific non-tourist reason, such as work or study.
Where is the warmest place to spend a month in Tenerife in winter?
The south coast. AEMET's Tenerife South airport station records a 21.7 °C average high in January and only 15.2 rain days a year. Los Cristianos and El Médano both sit on this coast.
Are bills and Wi-Fi included in a holiday home?
You do not sign any utility contracts in a holiday let: you pay the price shown for the stay plus a one-off cleaning fee. Wi-Fi is listed on each home's page, so check the amenities of the home you choose.
Can British visitors stay in Tenerife for three months?
Yes, within the Schengen 90-in-180-days rule. Three calendar months can exceed 90 days, so count your exact nights, including any other Schengen trips in the previous 180 days.
Why do you ask for my passport details?
Spanish law (Real Decreto 933/2021) requires holiday accommodation and car-rental businesses to register every guest's identity and contact details. The business must keep the records for three years.
Is a month cheaper in winter or in spring?
Spring and autumn. Our high-season rates apply from December to April and in July and August, so May–June and October–November give you the same home at a lower nightly rate.
